Hurricane Season Preparation Guide

With hurricane season beginning June 1, please review our community preparation guide and ensure your contact information is current.

Hurricane season runs from June 1 through November 30. All owners should review the following: Update your contact information in the Owner Portal so management can reach you if needed. Test and clean your hurricane shutters before storm season. Stock emergency supplies including water, non-perishable food, flashlights, and a battery-powered radio. Review your insurance coverage including HO-6 personal contents and any additional flood or wind coverage. Know your evacuation route — Pompano Beach evacuation zones are available at the Broward County website. The management office will activate the emergency response plan when a named storm enters the Gulf of Mexico or Atlantic Basin. All owners will be notified via email and posted notices.

2026 Reserve Study Available

The board has completed the 2026 reserve study. The full report is available in the Owner Portal.

The 2026 reserve study has been completed by an independent reserve specialist and reviewed by the board. The study evaluates the condition and remaining useful life of major building components and recommends reserve funding levels. Key findings: Pool deck replacement is scheduled for 2027 with funds already reserved. Roof replacement on the main building remains on schedule for 2031. HVAC chillers are recommended for replacement starting in 2028. Full study results are available in the Owner Portal under Financial Documents. Questions can be directed to the Treasurer or management.

Pool Deck Renovation Update

Phase 2 of the pool deck renovation begins May 15. The pool will be closed for approximately 10 days.

Phase 2 of the pool deck renovation will begin Monday, May 15 and is expected to take 10-14 days, weather permitting. During this time the pool and pool deck will be closed. The new surface will improve drainage and reduce heat retention, making the deck more comfortable in summer months. Beach access remains available throughout construction via the south walkway. Pool umbrellas and furniture will be removed for the duration. Owners with reservations or expected visitors should plan accordingly. Updates will be posted to the bulletin board and emailed as work progresses.

Annual Insurance Renewal Complete

The master insurance policy has been renewed with no significant premium increase for 2026-2027.

The board is pleased to announce that the master insurance policy has been renewed effective May 1, 2026. Despite the challenging Florida insurance market, we were able to secure coverage with only a modest 4% premium increase, well below market averages. Coverage levels remain the same including wind/hurricane coverage. Owners should ensure their HO-6 personal insurance is also current and provides adequate coverage for unit interior improvements and personal contents. Insurance certificates for lenders can be requested through our broker.

Welcome New Board Member

James O'Brien has been appointed to fill the open Director seat following Mary Sullivan's retirement.

The board has appointed James O'Brien to fill the Director seat vacated by Mary Sullivan, who has retired from the board after eight years of dedicated service. James has lived at Coral Cove for twelve years and brings extensive experience from his career in commercial real estate management. His term will run until the next annual election in November. Owners interested in meeting James or asking questions are welcome to attend the next board meeting.
